As a business owner or anyone who has control of a premises or system you have certain responsibilities. As a ‘responsible person’ below are some sections taken from legislation outlining some of your responsibilities that we can help you with as a Competent company.

-Serviced Twice a year (legal minimum) by a competent company, daily and weekly checks by internal ‘responsible person’.
‘Failure to keep fire detection and alarms in good working order is a criminal offence, a breach if the FSO and may be liable for prosecution…The period between inspections should not be greater than 6 months, if this is exceeded the system should be considered not compliant with BS5839 part 1.’ (Fire Industry Association, Unit 5, Fire Alarm Maintenance, Course Notes, BS5839-1:2013, 2013)
-Serviced once a year by a competent company weekly checks by internal ‘responsible person’.
‘If you are an employee you have a statutory duty of care to ensure your premises are safe, as required by The Fire Precautions (Workplace) Regulations 1997 (as amended). In particular you are required to check that your fire protection equipment is fit for purpose and maintained by a competent person. So, when you are looking for a company to service and maintain your portable extinguishers…make sure it’s a BAFE registered firm.’ (BAFE registered technicians Scheme for the service and maintenance of portable fire extinguishers and hose reels, leaflet)
To be supplied and installed by a competent company and maintained and cleaned on a regular basis by the internal ‘responsible person’. (UK S.I. 314)
Fire Exit, Safety and First Aid Signage must be provided with emergency illumination to enable them to be used even if normal lighting supply has failed. (ICEL Competent Engineer Course on Emergency Lighting, course notes, 2012, ICEL, pg 41)
One test a year by a competent company and monthly tests by the internal ‘responsible person’.
To comply ‘The responsible person has to be able to demonstrate that the hardware of fire safety systems and their maintenance are adequate to protect the occupants’ (ICEL Competent Engineer Course on Emergency Lighting, course notes, 2012, ICEL, pg 41)
Regulatory Reform (Fire Safety) Order.
-Keep an up to date Fire Risk Assessment.
This should be completed by a competent person and reviewed on a regular basis.
It is recommended that a review is completed by a competent person once a year when risk of fire or life is high. Or where complicated fire safety arrangement are needed (Eg Hotels, Inns, factory’s etc).
Reviews must also be completed when there is:
A change in building plan
A change in business operations
A change in type or number of people using your premises
A change of risk
